A small village between two bigger ones

Bullaburra sits at about 769 metres between Lawson and Wentworth Falls — one of the smaller settlements on the ridge and easy to drive straight through. Red Gum Park is on the southern side with Minnatonka Falls and the creek below it, reached from De Quency Road and Cottle Road, and Sir Henry Parkes Park sits nearby. Greaves Creek dam, built as a local water supply in 1942, is part of the local history.

Most of the housing is cottage scale, concentrated in the streets off Boronia Road and the village centre. A lot of weatherboard, a lot of modest post-war stock, and plenty of original tile roofs now well past their factory coating.

Cold air collects here

At this altitude frost is a regular winter event, and the small gullies either side of the village help cold air pool overnight. That makes Bullaburra a freeze-thaw suburb: water soaks into the bedding mortar under ridge and hip caps, freezes, expands and breaks the mortar apart from the inside.

The sequence is always the same. Hairline cracking first, then pieces of pointing lifting out, then caps that rock underfoot, then rain entering at the highest line on the roof and travelling the length of the framing before it stains a ceiling. Mortar crumbs in the gutter means it is already well underway.

The right fix is to lift the caps, remove the failed mortar, rebed them and repoint with a flexible compound that tolerates movement — not a rigid sand-and-cement mix that will crack again on the first hard frost.

Small roofs, sensible economics

Cottage roofs here are small, which is genuinely good news: a full roof restoration on a modest village roof is a far smaller number than on a two-storey house, and it will usually buy well over a decade. We will tell you honestly whether yours is a restoration or a replacement.
