Houses on the edge of the gorge

Warrimoo sits at about 273 metres on a narrow part of the ridge, with Glenbrook Gorge dropping away on the southern side and the Florabella Pass track running down through creeks, rainforest and shelter caves towards Blaxland. The streets — Florabella Street, The Avenue, Terrymont Road, Rickard Road with the oval and tennis courts, Arthur Street and the parks off it — sit on ground that frequently falls away sharply behind the houses.

Why access is the first conversation

On a block that drops away steeply, the distance from the roof edge to the ground is not the height of the house. Edge protection and anchorage have to be set up for the actual fall, which takes longer and costs more than the same work on a level suburban block — and it is not optional.

Then there is getting materials there. Steep driveways, limited standing room for a vehicle, little or no hardstand, and sometimes a long carry. We work all of that out at the inspection and put it in the written quote, rather than discovering it on the morning and renegotiating with you.

• Gutters and valleys loaded with leaf and bark from the gorge canopy, then corroded underneath it
• Downpipes discharging straight onto sloping ground, which becomes a drainage and footing problem as well as a roof one
• Chalked, faded tile coatings on roofs of forty-plus years
• Ridge pointing cracking — frost is occasional here rather than routine, but the pointing is usually simply old
• Broken tiles from limbs coming down in wet, windy weather
